The Challenge
Navigating tight regulations in a protected heritage site.
When Austrian lighting specialists XAL set out to open their new UK showroom in London, they chose a bold, characterful location beneath Transport for London’s historic Shoreditch railway arches - just a stone’s throw from their previous, outdated premises. But the location came with serious constraints. The client’s vision, a combination showroom, immersive exhibition space and office, needed to honour the industrial heritage of the site while overcoming strict limitations around structural interventions. The challenge was further intensified by the need for immaculate finishing across every inch of the build. XAL’s core audience includes architects and interior designers, a highly discerning crowd for whom even the smallest imperfections would stand out under the glare of the brand’s own lighting innovations.
Our Approach
Collaborative design and build aligned to an ambitious concept.
Working from a bold architectural concept by Austrian studio FIPE, our role was to bring the vision to life in full without compromise. We worked closely with XAL, their lighting team and our trusted contractor network to overcome the technical limitations of the site. With strict TFL regulations preventing any penetration of the arch structure, our steel mezzanine had to be entirely self-supporting. Fire safety treatments were applied meticulously to all exposed metal, and spatial flow was carefully planned to balance form with function. Despite a modest 4,000 sq ft footprint, including 750 sq ft of outdoor space, the space was carefully divided into showroom, workspace, immersive experience zone and event areas, with premium finishes throughout.
The Solution
Minimalist elegance meets industrial authenticity.
The design honours the fabric of the site - exposed brick, industrial steel, and the unmistakable curve of the arches - while elevating it with clean, modern lines and precise, minimalist detailing. A custom made reception and bespoke tea-point, complete with striking wall graphics, anchor the space. Lights are not just fitted; they are showcased: hanging, wall-mounted, recessed into ceilings, and illuminating the stairways. The Experience Room provides a cutting-edge, immersive demonstration area, while the landscaped outdoor space features decking, seating, planting and a trellis, offering a natural extension to the indoor environment and doubling as a social venue for events and client entertainment.

A destination showroom driving engagement and sales.
XAL’s new Shoreditch space is far more than just a showroom. It is a multi-functional hub that has already delivered remarkable outcomes. Visitor numbers are higher than at any time since XAL began trading in the UK. The full lighting range is now on display, allowing clients to experience the products in a curated, contextual environment. The dedicated exhibition area and outdoor zone have enabled thought leadership events and client engagement on a new level. Most importantly, the increase in footfall has translated directly into more sales, a powerful endorsement of the project’s success.
